The Redline residential building, designed by Pietri Architectes in La Seyne-sur-Mer, has transformed coastal living with its innovative design, ensuring sea views for the majority of its 59 units. Completed in 2014, the project features a split structure with a central patio, promoting natural ventilation and expansive views of the Bay of Toulon. This development supports the urban renewal of La Seyne-sur-Mer, blending comfort, environmental consideration, and community needs.
The desire to maintain sea views from coastal residences influenced the design process from the initial sketches. The Redline site could not support a single solid block that would block views for surrounding buildings and half of the 59 housing units. Using the site survey and focusing on the Bay of Toulon to the north, a building divided by an east-west patio was designed.
This east-west layout offers multiple benefits, including apartments with dual views and an outdoor patio for ventilation and views. The belvedere acts as a lookout point, integrating the building with its urban environment.
La Seyne-sur-Mer has been undergoing redevelopment, especially in beach tourism, 25 years after the shipyards closed in 1989. This economic shift is leading to the redevelopment of coastal urban spaces, such as the Toussaint-Merle promenade.
Redline, with its 59 apartments ranging from studios to five-room units, contributes to this urban renewal. Facing Toulon and the Bay of Vignettes, Redline is near the future Autumn Garden on the old shipyards’ site. The structure consists of three parts: a concrete base and two wings.
The project prioritizes user comfort and environmental considerations. All apartments have dual views and natural ventilation, eliminating a “rear façade.” Terraces provide unobstructed seafront views. Pre-stressed concrete walkways access east apartments, with lifts in the west building.
Town requirements are met with external façade separations that serve as storage to prevent visual clutter.
Sustainable development standards are maintained with a landscaped central patio on a concrete slab, beneath which are ventilated parking and business premises.
The patio, belvedere, and walkways allow for landscape contemplation, with views of the Autumn Garden and the Bay of Toulon.
