Norkus House, designed by Arquit3ctes and West Coast Properties, is situated in Cala Carbó, southwest Ibiza. The house enjoys stunning sea views, sunsets, and the islet of Es Vedrà, thanks to its elevated suburban location. The design, influenced by stringent view rights, features two prismatic volumes that blend geometry with the landscape. The house incorporates open spaces typical of Mediterranean summer homes, with a mix of natural stone masonry and exposed concrete, achieving a harmonious integration of materials and surroundings.
The Norkus House is located in the scenic surroundings of Cala Carbó, southwest of Ibiza island. Although it is not situated on a frontline plot, its position within a suburban environment and the area’s sloped topography provide the house with stunning views of the sea, sunset, and the magical islet of Es Vedrà.
The house occupies the last vacant plot in the vicinity. Existing properties were keen to maintain their clear views, resulting in stringent view rights that significantly influenced the design. This constraint was transformed into a feature, resulting in two clean, prismatic volumes that emphasize geometry and organize the distribution without obstructing neighboring views. The house follows the typical Mediterranean summer house program, with open spaces and large openings to maximize enjoyment of the exteriors and excellent weather.
At ground level, the first volume is oriented east-west along the plot. This level includes the main entrance and a large, open-concept living, dining, and kitchen area that embraces the views of the sea and connects directly to the swimming pool. Also, this floor contains service and utility rooms, and one bedroom with an en suite bathroom.
In contrast, the volume on the first level is oriented north-south, positioned transversely across the plot. This level houses two more bedrooms, each with an en suite bathroom. A large cantilever on the southern end of this volume provides a shaded porch area by the terrace and swimming pool. This cantilever is a key design element that enhances the volumetric composition.
The geometric distinction between the two volumes is further highlighted by the choice of materials: natural stone masonry at ground level and exposed concrete on the first floor. These materials contribute to the solidity of the structure. The exposed concrete, executed with traditional wooden slat formwork, adds texture and depth that is difficult to achieve with other materials. The first-floor volume appears as a “concrete box” floating above a stone base.
Using exposed concrete as the primary material adds complexity to the project, requiring flawless execution. This was achieved through close collaboration between the developer, builder, and technical team. The developer also served as the project manager, ensuring strict attention to detail and direct involvement in the design and construction phases.
