The Ice House is an adaptive reuse of the former Tulsa Ice Company building. Built in the mid-1920s, the old vacant warehouse was transformed into a collaborative urban workspace.

As the offices for Selser Schaefer Architects, the owners envisioned a modern environment where the original architectural character and surface imperfections of the old building would remain unchanged. The result is a stunning mix of old and new, where the warmth and character of exposed brick walls and original columns and beams meet exposed mechanical, lighting and electrical systems.

The original expansive factory floor, which is now the design studio, features high ceilings and is unencumbered by office walls.

The building also incorporates many sustainable features:
– 100% re-use of of the original building envelope
– Original steel windows restored with insulated glass
– Reflective and highly insulated roof
– Indirect high efficiency lighting with daylight control
– Building fronts the street not parking
