The task of this project was to create a landmark building for a new urban development in Prague and is part of a 20 hectare masterplan.

The tower building integrates a car park, offices, residential tower and facilities including a fitness centre, restaurant and shops.

The public elements; fitness centre, shops and restaurant are orientated towards the urban square and bring activity and life.

Offices are situated towards a busy road to protect residents living within the development from traffic noise.

The residential tower is wrapped in a perforated envelope, protecting the apartments from an adjacent noisy road. The apartments are east – west orientated and linear balconies on the facades are glazed to create a thermal and noise buffer. Perforations in the south facing facade bring partial light to communication core and bathrooms. Residents living in the sloping tower will have the best views down to the valley to the Vltava river and over the whole new city quarter.

The urban plan was set up by Ian Bryan Architects in co-operation with Gehl Architects. It contains a variety of apartments, offices, a hotel, park, a square and the new tower building. The tower is situated at a crossing point for pedestrian circulation and provides a visual termination to the planned north /south boulevard. The tower thereby acts as the visual focal point and landmark for the whole development.

The shape and location of the tower are generated by the building height and proximity regulations in the Czech Republic and the need to provide maximum daylighting / sunlighting levels to the surrounding buildings.
