This Building of Offices rises between two old houses (1936), that were refaccionadas and that are not protected by some law of historical conservation. The project maintained 80% of formerly built and of the constructed total surface of 1174 m2 that includes the building, these houses represent 44%. The set occupies a site that allows to construct a building of 12 floors and this determines a high value of the ground, as well despises the value of any construction that does not take that height.

With these premises and the objective to give an economic value single to a new building of three floors, it was chosen to raise a laminated wood structure, avoiding a counter-productive demolition with the sale of the site.

The Laminated wood offers the inescapable operation to disarm, and opens the possibility of returning to raise it elsewhere, the design of this building therefore allows it, and perhaps but it is thus, by being of wood, can that their beams are transformed into doors and years later a door serves as cover for a table. This is a condition of value in Architecture and Urbanism, that personally I call “Transitividad”.

Other advantages that were gotten up to the design of this structure were: the election of a same section of straight beam for all the building, that allowed to quickly laminate the wood, and that this section was chosen of a catalogue of the Company Araucan, 9 xs 34.2 cm, a measurement that considers an efficiency in the cut of the tree.

Finally it is important to mention that the used wood is reforestation incentive, to belong to the type of wood of renewable forest and is the construction equipment that less carbon emissions produces, for consideration to our climatic changes.
